API terms

Access model

The API is an early-stage, read-only service. The latest global summary is available without a key. Other documented API requests use a free key that the operator issues manually after reviewing a request. There is no self-service account system or paid plan.

A key is issued for the approved user or organization, is not transferable, and must be kept confidential. Send it in the X-API-Key header or as an Authorization: Bearer token, as shown on /data.

Free-access boundaries

• 60 requests per minute and 1,000 requests per day per key.
• Historical responses are capped at the newest 120 observations per series.
• Each request is limited to one geography, or one documented comparison pair. The anonymous global latest-summary response is the exception.
• Current usage and reset times are available from /api/usage when called with the same key.

Acceptable use

• Use documented read-only routes and parameters; do not bypass authentication, quotas, response caps or geography boundaries.
• Do not share, publish, sell or embed a secret key in client-side code or a public repository.
• Do not overload, disrupt, reverse engineer or probe the service, or use multiple keys to evade a limit or revocation.
• Do not use API data to facilitate unlawful conduct, fraud, prohibited discrimination or a misleading claim of official affiliation.
• Cache and reuse responses responsibly where the source license allows, and design clients to handle errors, revisions and unavailable service.

Attribution and source licenses

Responses identify the official source organization and carry source, coverage, period and unit information where applicable. When publishing results, credit Global Property Metrics as the aggregation and presentation source, credit the underlying official publisher, retain applicable license notices, and describe material transformations.

Underlying source licenses control reuse of source data. API access does not expand those rights or imply that Global Property Metrics owns the underlying records.

Automated access and client behavior

Automated retrieval is allowed through the documented API within these terms. Clients should identify themselves through normal request metadata where appropriate, respect rate-limit headers and Retry-After responses, and avoid retry loops that amplify an outage. Scraping public pages to avoid API controls is not permitted.

API logs and privacy

The service records a key identifier, endpoint category, request counts, time buckets and last-used time for metering. Hosting infrastructure may also process IP addresses and standard request metadata. Logs support authentication, quotas, troubleshooting, abuse prevention and aggregate capacity planning.

Suspension and revocation

The operator may throttle, suspend or revoke a key for suspected compromise, abuse, attempts to bypass controls, legal or source-license requirements, prolonged inactivity, material service risk, or violation of these terms. Access may be changed or discontinued without a service-level commitment.

Availability, warranties and liability

The API and data are provided “as is” and “as available.” Accuracy, completeness, freshness and continuous availability are not guaranteed, and source publishers may revise or withdraw records.

To the maximum extent permitted by law, the operator is not liable for indirect, incidental, special, consequential, exemplary or punitive damages, or lost data, profits, revenue or opportunities. Aggregate liability will not exceed the amount paid for the API in the 12 months before the claim; the API is currently free, so that amount may be zero. Liability that cannot lawfully be limited is not excluded.

Request access

Keys are issued through a manually reviewed request. Submit the request form on the Data & API page with your name, email, organization if any, and intended use. Requests are typically answered within one business day. A self-service account system is not yet available.
